In many agencies a new agent is handed a list of private listings and a phone. It is still a common method, but it is worth knowing where it stands legally before you build your work on it.

In Poland, a call whose aim is to interest an owner in brokerage services and book a meeting counts as direct marketing. That requires the person's prior consent - today under Article 398 of the Electronic Communications Law, previously Article 172 of the Telecommunications Law. A phone number in a listing is not consent, and according to the Polish consumer protection authority (UOKiK) consent cannot be obtained during the first call. There is a practical side too. An owner who posted a listing "without agents" gets a dozen of these calls. In that crowd you are one more voice, not the first choice.

The network you already have

The fastest channel is also the most neglected. Past clients, friends, neighbours, people you have worked with - each of them knows someone who will buy or sell within a year.

A mass message saying "I am an agent, refer me" does not work. A short, personal touch now and then does: congratulations after a move, a question about whether everything is fine with the flat you helped them buy. People refer the agent they happen to remember. Referrals and partners

Instead of being "an agent for the whole city", pick one or two estates and be consistently visible there. An owner who will sell next year should already recognise your name today.

A seller who got your name through a referral will still check you online. They are looking for an answer to one question: why should I hand a stranger a transaction worth several hundred thousand.

Specifics work, declarations do not. A review with a full name and a district carries more weight than ten anonymous stars. The number of transactions in one location says more than "years of experience".
